[BNE southside] Building certifier recommendations?

    hello,

    We are going to demolish and rebuild... and apparently we have to get a Permit to Demolish from a certifier.

    Does anyone have a company recommendation, or are they all same-same in this situation?

    And then we need a plumber to cap the sewer, and Energex to do the disconnect... anything else we should be aware of logistics or permit wise with a demolition?

    I’ve called six demo companies - four have failed to respond to turning up for a quote or further contact attempts, one was absolutely lukewarm and we’ll see if he turns up next week, and one was a joy to talk to.

    What type of house are you demolishing? Brick, post war, non protected queenslander, shack?
    Can the house be sold and removed?

    I think you are on the right track, i have just recently removed a house, and you seem to have everything ticked off...

    1.Demolition Approval
    2.Sewer Cap by plumber (Form 4) and mains water cap.
    3.Energex to remove overhead powerline and meter (if your on a tight timeframe, be aware this takes like 6 weeks)
    4.APA to remove gas connection and meter (if your on a tight timeframe, be aware this takes like 6 weeks)
    5.Asbestos removal if required
    6.Phone/Internet connection removal by Optus/Telstra
    7.Demo crew for clean up
    8.Sediment Control once cleaned up if required

    Best and cheapest demo I got in Brissy was 3D demo.

    Demolition, removal & disposal of existing dwelling
    a. Removal of all internal and external bonded asbestos from building,
    b. Removal of all concrete and associated footings to a depth of 1.0m, including front retaining wall.
    c. Removal of all vegetation including 2 large trees at the front.
    d. Site to be left clean and free of demolition debris upon completion

    $18,500.

    I had 2 other quotes, 1 was $22,000 the other $25,500

    Thanks for those extra details - very helpful!

    It’s a post-war 2.5 bedroom weatherboard house with asbestos roof/soffits. Apparently not worth removing - site too difficult and house too crappy! No heritage on it, and no restrictions (according to the council’s Talk To A Planner session).
