    Dont say that. I am moving up to Blackheath to be a Pitt St Farmer! But I suppose I am a corporate hippie.

    The Gardner's inn is a nice local to have!
    And the fish shop always has the freshest frozen fish ;)!

    @bob shovel We would buy close to the village. Walking access to shops and makes it more rentable for later we thinks. We have plenty of time and fairly picky so just taking our time to get a feel for the market. We havent discounted leura or Wentworth Falls but just Blackheath at the moment we feel has the nicest vibe plus as @wombat777 says its close to the great climbing spots :)

    Hello comrades.

    I'm thinking of purchasing a 2-3 bedroom house (cottage) in areas close to leura for Airbnb. Do you think if the strategy will pay off?

    Check other local airbnb properties, look at their rates and forward calendars. Look at their star ratings.

    Questions:
    Do 4 star properties still have a decent calendar (occupancy rate)?
    How much are they charging per night?

    Minimum stays: Are stays usually 2 night? I think you'll have 2 night stays typically in that area. I could be wrong but let's assume that for now.
    If you will have a lot of 1 or 2 night stays, who will be doing the cleaning and washing?

    Plenty of tourists go up there all year so at least it's not a seasonal destination. I don't know too much about Airbnb but the hostels and hotels up there are pretty cheap already. So I'd look into what you would charge etc. As usual probably try and stick close to transport and stations.

    Hey Tony, thanks. I've always wanted a place in the blue mountains. I'm looking at places with characters or something I can restore. Depending on what i can buy and what rates I can get. Management isn't an issue.

    And if it doesn't work out... you can still rent it out as a long term rental. Just remember if you end up doing that, your yields won't be excellent.

    Ps. If you want to airbnb it, definitely go for the 3br place over the 2Br.
