    hi

hoping to be able to buy a cheap block in 5-10 years time in kadina or wallaroo probably just out town a little and copper coast council wont allow a shed on a vacant block before house is put on or approval for house is done and you start building and finishing in certain time.

what do lot think will make most sense out following financially

    1. buy vacant block and put transportable on built to lockup stage and you finish off and do as much as you can yourself and get tradies in for those few things and build one shed to start with.

    2. try find a block with shed and later put house on it, not sure what limitations are for work on block or storage without council approval, storage surely shouldnt be a problem if its out town a little.

    3. buy cheapest house you can just for the sheds and have a think of wether you want to do up the house or pull it down and rebuild.

with transportables what is the least council will approve as have 1st choice, 2nd choice and 3rd choice in mind incase am not able to afford 1st choice. if it comes to having to have the smallest council will approve then may have to do what parents did years back in wallaroo and buy cheapest transportable and extend a few years after.

one example is they bought block in wallaroo and put the smallest on it they could get away with for circumstances at time then worked towards extending a few years after, that was back in 91 and in about 95 they built back room.

have a few plans from selecta in mind.

    1st choice

    1. the grand 4 bed/wir/ensuite
    2. morialta 3 bed/wir/ensuite
    3. willunga 3 bed/ensuite

    2nd choice
    1. virginia, eventually would build big area and another bedroom with ensuite
    2. encounter 3 bed (convert bed 3 into walk in robe and ensuite for main bedroom and double insulate wall between bedroom 1 and bedroom 2)
    3. flinders seperate laundry/bathroom

whatever plan that end up going with will eventually extend and have a area for the home theatre and when veranda goes up at back then would enclose part of that and turn it into office.

would it be cheaper to go with one of the second choices with the eventual changes for the plan and then extend a few years after and put back veranda there or would it be cheaper and easier to just go with a first choice from the start with the extension for home theatre a few years after and part of veranda being turned into office and rest for entertain once that goes up. wont have a lot to spend all at once

not in any hurry to shift out the current home and live there permanently just need to put something there or have something there so council will allow you to build sheds then slowly work up with the said plans

each plan option for the house itself would be built to lockup stage and you finish as much as you can yourself and get the tradies in for those few things.

also where it says aged or disabled pension is accepted on list of centrelink incomes that are accepted for small loan if you work part time or guessing have a letter to say you can not work at all do you have to work for someone else or can you run your own business for it to count

whats the chance of banks approving loans for a block and/or block with shed and transportables built to lockup stage what what would you need to do to get approved for that and what type of loans would you need to get

if anyone is able to help thatd be great
