Block with old concrete slabs poured

    Hi

    I was keen to remain in my current estate, on same street, in West Melbourne, Vic.
    Was looking around for a block for my son to build on.
    One day, I saw a block on same street.
    But the problems, It was a block which the construction of house was abandoned some years ago.
    I saw through the fence, from the road, that it currently has old concrete slabs poured, with some pvc pipes sticking out.
    This has been there for perhaps 3 years.

    What are the regulations for building with concrete done and how long must they build.
    I was told, if no building starts, they have to dig up all the concrete cos the concrete slabs cannot be exposed for more than 6 months,
    What are the encumbrance ?
    Anyone has an idea if such a venture is worth it.

    Talk to some builders and see if they will build on it. The builder has to provide building insurance and will be reluctant to insure someone else's work.

    Option 2 is to contact some demo companies to quote having it removed and the site cleared.

    Personally I would go with option 2 but it's really up to your builder.

    Taking on an aborted project is a risk, additional due diligence is required. You will need to get all certificates/inspection records/approvals from the council/PCA as well as having any plumbing/drainage works inspected with a camera.

    Phone a demolition company and get a rough quote to remove the slab and clear the site. With good access it may be a lot less than you think.

    Entire 5 bedroom brick/tile on slab house in our street demolished and site cleared in a single day.

    I had an old three bedroom weatherboard plus a four car brick garage with a slab demolished in a few days. Cost me about $13k incl. GST in January 2016 - Gravity Demolition.

    So I would budget say $10k and start again.

    Thank you all for your inputs. I will try to source for a reasonable quote to see if it's worth it.

    Hi, I wont be building on the previous owners plans.
    If I get a demolition process done, it will be a just like a brand new block of land and I can start fresh, Correct ?

    Without any house on it except just slabs, what demolition work is required I wonder ?

    Yes it will be like a vacant block. I think this is the best option.
