I have 3 bedroom house on a 720m2 block in Blackburn Sth. The house is on the front of the block and am looking to subdivide and build a two story house on the back of block. This is my first development so trying to get as much as i can to avoid making any mistakes. I need to start looking for builders and am looking for advice or suggestions on where to start. I've been quoted $30k by a buyer advocate for the house design and to get the council approvals in place etc. to get to build start. I'm trying to get advice on whether that sounds ballpark on price. Any help would be really appreciated.
I would strongly recommend against paying $30k for the service. Most builders who build dual occ will offer all the town planning, site prep and build all as a service. I would think about what kind of finish you want to go for, whether you want to maximise the use of the site before choosing a builder. Probably start with a volume builder and then see if you like their designs- they often can amend their designs. I know Metricon do quite good dual occ builds, I have a contact in their dual occ sales team if you want their details PM me.
If you are looking to build in the rear this is one of the simplest ways and you might not need much help What is important to work out is if there is even money in it. Your options are 1. sell it as a developable block 2. sell off the rear land 3. build in the rear and hold 4. build in the rear and sell You need to work out which has the best money in it and how each scenarios works with your risk appetite, money and tax impacts. If you go see a dual occ company like Metricon you might get an easy feel for how much you are in for for construction, town planning, council fees, additional infrastructure (water, sewer, power etc)
Thanks Toby and Westminister for the quick replies. I'm looking to build and hold at this point and rough calcs and advice i've had tell me there should be money in it. Metricon sounds like a good place to start though to get a better estimate of costs.
30K is WAAAAAY over the top for a second house scenario Unless that includes the full subdivision itself - which it doesn't sound like it does. This is a fairly conventional scenario, so costs shouldn't be particularly high, or exceptional. The Metricon (etc) option is ok, but don't be limited by that building company. There are any number around that will give you the same package. Use investigations such as that asa starting point, and an idea of costs and process. Then sort out if that's best for you. If going down that path, get alternatives from other building firms (and when selected, if that's your choice, get someone to look at the contract)
Blackburn Sth has a lot of land with the NRZ3 zoning which seeks a 5m rear setback, 1m on one side and 3m on the other side. Also plenty of area for large trees must be provided. The GRZ3 is less restrictive. Make sure that you and whoever you are talking is familiar with the zone and Neighbourhood Character policy so your expectations are not misaligned with Councils.
