    I would say high 1.4's, my take is if the property meets 60-70% of your family needs then do not hesitate for the additional debt of 20-25K. The final decision is yours and if the price exceeds your max budget there is no shame in stepping out

    How many people attended the open inspections? Have you spoken to the agent, what is the interest till date?

    Have you attended any previous auction in BS? Is it cutthroat or passive-aggressive? My take is you would be willing to bite in the range for sure, however be ready for scenarios of up to 100K above the top range and another one being 150K above the top end.

    Would you still buy in these scenarios? If the answer is No then keep looking but adjust your expectation as the market is strong. Final decision need to be driven by due diligence + family situation + long term goal + max budget + general market sentiment + additional buffer if you get too close in the auction

    TBH I think 1.4M you are in with a good chance
    a few points
    1. misses Box Hill High school zone (a bit of extends out to Blackburn south)
    2. Only carport and only a single
    3. Irregular shape block (so per sqm should be lower compared to an even block)
    4. If big family using all 4 bedrroms the single living space will not be enough
    5. Probably too far to walk to train station

    On a positive note the agent Rachel is a great human being I would consider using her services to sell and buy

    She really is.
    She sold this house to vendors in 2015 and is selling for them now.

    Two similar (Non box hill zoned, sizeable block renovated BS sales) in last couple of days where I inspected and nearly raised my hand to bid were -

    33 Bermuda Drive, Blackburn South, Vic 3130
    https://www.realestate.com.au/sold/property-house-vic-blackburn+south-135268490 - Range 1.2-1.3; Sold at auction for 1.316 last Thursday.

    106 Fulton Road, Blackburn South, Vic 3130
    https://www.realestate.com.au/sold/property-house-vic-blackburn+south-135343790 - Range 1.15-1.25; Sold at auction for 1.35 last Saturday.

    All other 1.4+ sales in last couple of months have been in Box hill zoned part of BS AFAIK.

    Well all 10 votes got it wrong, this market is not as hot as many thought
    @Upgrader_521 , Did you bid and reason for not going for it? And also when was it called on market and price offered by bronze medalist?

    Yes I bid. 1.355 on market.

    I did strech fair bit out of my budget but eventual winner wanted it no matter what.

    bronze got out at 1.345

    I think you did the right thing especially with bronze being at the level. Vendor definitely should get you a nice bottle of wine

    Update: after unsuccessfully bidding at multiple auctions, we got lucky and got one in MWSC catchment last month!!

    Had to strech our budget but aggressive bidding won it for us.
