Bigger bathroom or a bigger room?

    I'm finalizing my plan for a new build currently and in a dilemma as to whether have a bigger bathroom or a bigger room.
    Basically, the current room size is 3.3m by 3.6m approximately and my bathroom size is 2m*3.6m as shown in the picture below.

    I'm thinking of reducing the Bed4 to 3m by 3.6m and have a bathroom size to 2.3m by 3.6m.
    Is that better in the long run or does it add value to the property?

    Good question. Do you mean between the Bed4 or the Bathroom? Or all the bedrooms? I believe Bed4 would be a guest room or kids' room, so I was thinking it may not need to be big. Bathroom, on the other hand, used by everyone. So, it is used more I guess.

    Ok, so is this a main bathroom ( w' bath) or a secondary bathroom with dual access from bed 4/ guest room ?

    As a guest bedroom, I wouldn't have dual access to the bathroom !
    If this "bathroom" is the main, then retain the bath and additional space over the "spare room" (provided it is an average size, which it seem's to be, at 3x3.5 incl robe ).

    I agree with this. Our main bathroom is about 2.1 x 3.5 from memory. I wouldn't want a main bathroom smaller than this, especially if that bedroom is a guest room or fourth bedroom.

    I am clear now. I will make the bathroom bigger - that was my instinct reaction too.

    I do a LOT of this type of design work - making the most of tight spaces (as an Architect). My opinion - make the bathroom bigger. Bedroom at the "smaller" size is a good size 3 x 3.6 (excluding 'robe) is good (I never go below 3m). That extra 300mm in the bathroom will be helpful - think about drying after a shower, little kids in the bath and helping them...and just a bit more wriggle room...

    In terms of bathroom layout I think it could be improved.

    My number 1 issue is the 720mm door to the room. If you do make the room wider then please please put an 820mm door.

    Then:
    - try and make shower a bit larger
    - make vanity larger

    There's no toilet in that bathroom. It is very similar size to ours. We have the shower where the door is, 950mm x 1200mm, then the in-wall cistern toilet, then the freestanding bath. The basin we chose is slightly narrower than some and is wall hung to make the room feel less cluttered. We pushed the mirror cabinet into the wall cavity and also a shelf.

    Our room is not large, but we do have a full height two door linen cupboard pushed into the room behind which allowed us to ditch the need for vanity storage.

    If really have to, is the door size I can change later on?
    I've finalized the design and the builder may not agree to further get a quote and change the design.

    easier and cheaper to do it while it's still on paper. Harder and more expensive to do when the wall is framed
