    Hi All,

    I just wanted to publicly thank @Shahin_Afarin for his involvement in our development. Without Shahin we would not have gotten finance.

    Shahin put me onto a lender willing to lend us enough to complete our triplex, Shahin done this even though it meant no commission for him.

    Anyone looking for a broker I cannot recommend him enough:)

    Good on you. But how come you had failed to get finance previously?

    That is so nice.
    a good mortgage broker really makes a big difference. We have been dealing with a very bad one recently for one of our clients - stalled everything, kept telling us that it was all approved but couldn't produce the lenders approval in writing, couldn't make things happen - absolute idiot!
    we put the client onto a more experienced broker and it all went through easily.

    Without Shahin putting us in touch with a specific bank lender we would have required more funds for a deposit which we never had. The project would have stalled indefinitely.

    Does it matter?

    I had trouble getting finance before but if I just had a decent broker look at it.... I've had more than 1 solid deal slip between my fingers due to a lack of finance. A great broker may tell a client that they should go direct.... people (especially investors) are likely need finance again in the future and also tell their friends.

    The last loan we are in the process of getting we ended up going to the bank direct but Shahin suggested it (cause I work for the bank)... while he might not get a commission on it, in turn I've recommended him to several people.
    Anyway, I found his responsiveness is second to none. Gobsmacked that I was always able to email at 9pm, 10pm and he would generally reply within 10 minutes with a helpful answer of some sort. And he very much has a "can-do, it will get across the line, find an answer to the problem" attitude man.
    Goodwill.... :)

    There is way too much promoting of business going on...let get back to the original purpose of this site which is to share property investing information.

    I am happy to hear....about deals...and how they are structured..but shameless promotion is a big no no.

    As I have said there a lot on this site who are naive and have not been educated on the finance side and have got themselves into all sorts of knots. Shahin is comparatively experienced.

    My advice to the newbies is to make sure you understand the financing side well..handing over to a broker to sort out is fraught with danger. If anyone tells me it is complicated and that a good broker will sort all is a real fool my my eyes.

    Maybe this is just my jaded experience...but having bought over 30 places...I think I know what I am talking about. If I relied on brokers...I would not have got to these numbers. Every broker has a use by date.....in my eyes....just the facts of life unfortunately.

    Agree, and same for every profession. Be that brokers, BAs, PMs, lawyers, accountants, etc. I think everyone should get a base line level of knowledge so they can have proper conversations. This site helps with that a lot.
    There are actually some good brokers you know.
    There's 2 issues here in this bit.

    First - You're at a level where most stuff doesn't apply to you. As someone on an insane amount of work income and very impressive portfolio, stuff you do/get isn't relevant to some chap on 75k with 1 property. They don't have access to the same.

    Secondly, how do you know you wouldn't have been at 60 properties if it weren't for a good broker? Maybe you just didn't find a good one?

    On the flip side I wouldn't be anywhere near where I am today without mine.

    Strange that so many threads on here also asking for recommendations for sparkies, handymen, painters, etc etc and you haven't been piping up about that!

    I found a good aircon guy and painter off here because he was recommended

    I know I would not have got to 30 properties because a lot of brokers looked at my numbers and portfolio and said I was at capacity. I have taken "NO" as a stopping point. But yes...in short term maybe a broker can help...but better still if people get informed on the ins and outs...even some brokers don't know the tricks of the game.

    I've always said thanks to someone who has helped me, its just good manners. Doing it publicly only compounds the compliment. If Shahin gets more business out of it and helps other developers then that's great, win win for everyone.

    Your reply only makes me think that manners are something you are obviously still to learn.

    I think it's great to get a review from someone who's actually used a service, instead of just recommending people who post a lot on here, as if that makes them good at their job.

    More actual reviews would only make this site better.
