Best time of year to have lease expire?

    our tenants have moved out and we are being recommended by our PM is suggesting to get a 14 month lease done next time to take it to end of January/February which is an easier time to get tenants.

    Can anyone tell me (especially any property managements) when you have seen the most movement of people and when you know is the best time to have a lease expire?

    It's a townhouse in mount gravatt area qld.

    Varies per area, its important the pm / ll understands the areas they operate in.

    In general, Jan / Feb is good as a lot of people start the year off somewhere new for work / school reasons. Or just have time off to actually facilitate it.

    Leading into Christmas is generally poor as a lot try to avoid moving if they can. The exception is school zone areas here - some require a 2016 dated lease for 2017 school year eligibility.

    Thanks @DT. It's mount gravatt, 10km from brissy cbd. Near a Uni, Hosptial too.

    I personally try for mid January. It's after Xmas, but before kids go back to school.

    I agree with your PM. We aim to finish leases mid January (Brisbane).
