    Hi all,

    Does anyone know where I can find or how to search for the best real estate who specialises in Templestowe specifically for selling homes with plans and permit to build townhouses?

    I have a home to sell in Templestowe with an already approved plan/permit to build 2 townhouses and I'm trying to find the best agent for it. Each townhouse valued in the vicinity of $1.3-1.5m.

    So you're looking for $800-900k?

    Best bet is contacting 3-4 agents who either you have dealt with previously or who are active in the area. Get each one out for an appraisal and submission. Review the ones which answer the questions you have asked/brief you prepared.

    Yes but there is a difference of finding a home buyer and an investor (potentially from overseas) - they are different databases. Someone may have sold a lot more in Templestowe but without the plan/permit approval etc. They are totally different motivations.

    Realestate.com.au doesn't allow you to make a search on pre-approved permit homes. It only allows you to search based 3 different categories - House, Townhouse, Apartments.

    I'm trying to find out who the top agents are before bringing them in and probing them.

    A 2 unit development will go to a local otherwise FIRB approval may need to be sought. These are too small to attract any international interest.

    Find a few duplexes which have been built and sold. Look up the addresses on ksou or other website to find the previous agents.

    Really? The last 2-3 townhouse development sites I've sold in Templestowe have been with international buyers. Templestowe is quite popular with international Chinese communities.

    It is becoming increasingly difficult for developers & investors to get their money out of China. I recently had a contact whose settlement was delayed by over 2 months. Funds could not get out of the country however the purchaser was prepared to pay 10% interest (as per the contract) for over $30M which had been delayed.

    Smaller investors are going to be locals (generally).

    Read my previous post about finding the previous sales. Plenty of websites have history of sales. So find a site which has been sold as 2 duplexes, then look for the previous adverts.
