Best option to subdivide a 1250 sqm block

    I have a huge block in SA. It is a cul-de-sac block but with a narrow frontage. I am trying to get some guidance on the option to subdivide. I am dealing with several Building designers at the moment but everyone is looking at an easy way out, simple community title homes. Has anyone done development on a battle Axe land design which has resulted in Torrens titles?

    Speak with a town planner who is familiar with the LEP and can review this in line with any constraints on your block (this may include requirements for a certain frontage and minimum lot size in order to achieve subdivision). A community title scheme may result in more lots being developed on the land hence be an optimal outcome however you would need to do a feasibilty on both options if they are possible.

    Why are you wanting torrens title?

    If you have a battle axe there will be common elements... driveway/crossover, maybe gates etc... what makes you think community is the easy way out and not just the right option given shape of the block.

    Just been talking to a planner and he thinks a side-by-side design may be an option. hence reaching out for more ideas and experience

    Sorry for my ignorance but i am told Torrens titles are better than community. is that a reality?

    Whatever is going to get you the best result is better.
    3 or 4 community titled dwellings might be a better result compared with 2 or 3 torrens titles
    In most cases maximum dwellings is best, but not always the case.

    If you went side by side would you then be limit to less dwelling.
    Need to look at overall outcome.

    Noted that community dwellings are becoming the norm.
    Most buyers wouldn't even know the difference.
