Best investments for continued finance

    What are the best investments in the eyes of banks/finance providers? If your close to the servicability edge what will the banks be more favourable towards:
    - commercial (smaller stuff with tenancy and not bad yield)
    - growth based investment property (neg geared with 'potentially' more growth propects)
    - casflow positive investment property
    - development
    - any other investment i may have forgotten that the banks like

    I have purposely not put any figures down as would just like to get a gauge on the 'general feel' that banks have towards certain investment classes.

    Or alternatively, do banks/lenders have no preferences and only look at the numbers?

    Lenders don't consider 'best' investments, they just consider adequate security and enough income to service.

    So the general rule in what is the type of investment that will allow you to borrow more is:

    A high yielding property that is in an adequate location and condition

    But to keep on borrowing you will need deposits. If you high yield property doesn't increase in value you will soon run out of deposit moneys.

    Using a lease doc product for commercial property can extend your borrowing capacity once you're maxed out with Resi lenders, but on the whole the investment itself doesn't really come into it for the banks.

    Comm typically, but like with all these things, its very dependent on the borrowers resources, risk profile and goals.

    There isnt really a formula.
