Best interest rates in the market in 2021

    So do BWA, VMA and wbc at 2.89.

    With rate trends on the 4 and 5 years on the up, I would consider using rate risk insurance ie rate lock where available.

    Its great value on the longer term fixed rates, less so on 2 and 3 year rates

    If 3 year rates are 2.29% and 5 year rates are 2.88%, it actually means that it would cost you the same as taking the 3 year fixed and paying 3.77% in years 4 and 5. This ignores the time value of money, which actually makes the 5 year rate even less appealing.
    So ask yourself if you think that we'll have rates above 4% in three years, if your answer is yes, then a 5 year rate might be for you. If not, then it might not be.

    I have never been good at predicting rates.
    But never again I will do 5 years fix rates. Alot of things can happen in 5 years.
    Max I will go is lock in 3 years now.

    Which bank is best in terms of getting interest only loans for 4 investment properties currently on p & i? I am looking in terms of servicing requirements please? Thanks

    Recently, I’ve been a big fan of the 1 year rates. So much flexibility.
    Just got 2.34% PI with CBA (0.5% discount) for 1 year. Loan value >$500K.

    How did you negotiate this?
    My rates they offered are so high, I have approx 800k in PPOR and 200k in Inv.

    do you have a banker contact ? If so call them and ask for rate review or tel them you want xx pc

    or call bank and ask to speak to retention
    Tell them you’re shopping around can they offer / match lower rate

    If you have a Mortgage Broker they can do it for you rather quickly, if you went direct to bank well good luck!

    Fixed mortgage rates will rise when the RBA’s Term Funding Facility (TFF) ends in a few weeks time, on 25 June. The introduction of the TFF in March of 2020 sent fixed rates tumbling and created the best opportunity ever for Australian homeowners and investors to lock in low-cost financing for the medium term.

    Fixed rates fell for two reasons. First, the TFF cut the funding costs of banks by offering them 3 year fixed rate funding at a near zero interest rate. Second, it increased competition between banks by making it easier for small banks to offer fixed rate loans. The ending of the TFF will reverse both of those effects, causing the TFF to rise, but not to pre-TFF levels. cont

    2.59% for iO sounds good. I have one io IP at 3.69 variable which I am looking to redo as it's up timeframe is going to run out. It has 100% offset which I use like my other loans to dump spare money between investments. What's people's best IO IP loan variable?

    Depends on LVR but certainly can do much better than 3.69% that's for sure.
