VIC Best Bet suburb for 600K 3 BR house in Melbourne

    A colleague wants to buy a 3 BR house as a PPOR with a strict budget of 600K

    Which is the best bet amongst all the suburbs ?

    Low crime suburb would be preferred as he would be living with his family

    These are the suburbs I could find using Realestate filters for price

    Tarneit, St Albans, Werribee, Sunshine West

    Noble park, Narre Warren, Hampton Park Keysborough Franskston north

    Boronia, Bayswater, Ferntree Gully

    Kilsyth, Moroolbark

    Reservoir, Thomastown, Lalor

    Which of these should I concentrate on ?

    You've basically mentioned 80% of suburbs in Melbourne with the highest crime rates.

    What are the basic needs of your colleague? Does he/she need to be close to anything?

    There is no deal breaker requirement
    He knows that with a budget of 600k he cannot be too choosy
    He just wants a 3 BR house with at least a backyard and of course preferably lower the better crime rate

    If it’s close to a station, it’s a bonus

    Yes, its a long way from CBD, but on the other hand Pakenham, Berwick and Narre Warren have a large light industrial area, a couple of hospitals (jobs and healthcare), shopping centres (did I mention jobs?) etc. I have two sons and a daughter living in the area and none of them have been to CBD in over a year.

    So it really gets back to what your friend wants in the area he/she lives.

    No stamp duty payable as they qualify for the exemption
    So 600k house price is acceptable

    I did

    That was for me as an investment property
    This is for a colleague who is not looking for capital gains but for the best living experience possible
    Also I had some leeway in pricing but they are on a tightrope budget

    Pakenham. they could buy for 500k, and meet their requirements.

    Thats fair. It is far compared to many other suburbs. I live here and work everywhere (as far as Point Cook). It does have good freeway access and a train line that you don't have to get off to change stations for. If I was them I would probably be looking at Hoppers Crossing, Werribee, Epping. I think they could buy well with their budget, atleast with theses suburbs they could afford a nicer home, rather than a better suburb but the crappiest home.
