    Hi everyone

    Looking at investing in regional Victoria but unsure Bendigo or Traralgon or any other regional areas for long term investment, $370,000 budget, 3 bedrooms, min 600 m2. Thanks in advance.

    Look for Traragon, I have just came back from there and saw many positive signs of growing of population.

    It's hard to find a 3 bedder with min 600 m2 for less than $370k in Bendigo. The surrounding suburbs are within the price range but they are far away from train access.

    Traralgon looks promising with access to train and a decent cafe scene.

    Wendouree is another option that ticks a few boxes - train, shopping and cafes/restaurants.

    Ellavale Park is a nice area.

    Thanks, what are your thoughts about smell from paper factory and low socioeconomic background??

    Ellavale is the eastern side of Traralgon so no exposure to the paper mill smell.

    Thanks, any recommendations for a good buyers agent for Traralgon?? What price is currently available reasonable for 3 bedrooms, 600 m2 block in Traralgon East.

    There's no smell from the APM anymore. Infrastructure is booming and houses are rare due to Melbourne people either moving down or snapping up rentals.$370k will get you an older house or a new speccie which are going up all over the place. Most areas in Traralgon are ok, Ellavale is a bit pricey

    Yep spot on, you want to be closer to the cbd, something newer.
    I don't know of any buyers agents down here.

    I've noticed a new real estate agent just starting up, its called One Agency and he's selling a few houses in the area. He's a one man band so more hands on you'd think

    Can any of you guys who know Traralgon well do a screenshot and circle areas which you recommend? I am keen on going for a long drive this weekend and haven't been to Traralgon for ages.. thanks in advance.

    Looks ok to me. Not a bad area little bit industrial but quiet.I'd get a building inspection done. DYOR but 350k would be a good price to get it in the current market. But don't buy until that inspection is done

    I like the look of the house and how it backs onto the lake. Be sure to check if any of the land at the back is subject to flooding etc.

    The house has been on the market since early November. So I'd be offering more like $330k

    You can always creep up to $350k but you can't easily lower your offer

    That house is sold BTW. A lot of agents are not putting up "under contract" due to the holiday period (their excuse).
