WA Beldon IP - Thoughts

    Hi team,

    What would you all make of this? Wasn't on the market for very long from memory. The only thing that concerns me is the large vacant block adjacent at the end of the culdesac... Could this potentially limit future value if they were to build 4-5 houses next door? Also zoned R20/40 i think

    This little pocket is a really nice part of Beldon - lots of trees and parks.

    You're going to get infill through most of Beldon / Heathridge / Craigie due to the HOA area it's in.

    Whats your view on these HOA's?

    Theres the obvious positive if youre buying a block in them and can subdivide, but what are your thoughts about infill in these spots affecting the rest of the suburb?

    Joondalup council have just announced a review of HOA’s due to concern from a number of existing residents in these areas.

    Infill in cul de sacs can be a little fraught with parking issues especially for apartments if the council approve less parking - which they have done a few times.

    Over all the HOAs are positive in my opinion and vastly better than blanket rezoning over a whole suburb. It does need to be guided better and built form be more carefully managed especially with the location of the r20/60 parts.

    Over all I like that location.

    Joondalup require 50% more visitor parking than the codes with verge embayments allowed.

    Unsure how that translates to "less" parking.

    I thought I had heard of a few projects in Duncraig which had been approved with less parking than prescribed which were causing issues?

    No. Most people think it's still 2 bays per dwelling.
