    I have just finished my certificate of registration, got a job lined up for the 4th of January as a sales associate its going be a huge change from the construction industry to sales agent.

    Congratulations - there is a lot of Leaning associated with being a sales agent, especially about yourself.

    If you haven't already: think about what you bring to your target area, construct your database, build your networks and shine the shoes ready to hit the pavement.

    Thankyou D.T for years I've wanted to become a R.A but could never get my head around how i was going to be able to sleep at night after i had sold a 1bd unit to a family of 5. Then it dawned on me having 8 years of construction experience, i can use my knowledge to point out the potential of properties and how better yields can be achieved for investors or if it is going to become a PPOR i could point out how to do small renovations to make properties better suited to families needs.

    I'm actually looking forward to walking the streets i love networking.

    That's a great age to start Jim, think of all the worldly experience you can bring to the table that the younger agents don't have.

    After reading this thread, I would definitely like to be a sales agent.

    Not sure if I got the head for it, but I always flirt with lady saleswomen because they nearly always ring back to see if I'm interested in their listing. That's when "I go for the jugular" lol.

    I suppose being a sleazebag would also be a high ranking criterion for the job.

    Top earning agents are typically those that are either honest and very good at matching people to properties, or those that will sell anything to anyone. Focus on being an excellent agent and not a sleazy one.

    Its the average agent in the middle who just plods on that don't really become that successful and just become another typical sales droid.

    Great idea fols, ill do a diary.

    Hearing that an agent for one of the larger agencies in newcastle, averages 200k a month in commissions is definitely enough motivation for where i want to end up. He's one of the rare, honest , non pushy just casual agents.

    And don't forget to listen to your customers. It's very important. If you don't listen and give the customer 100% then your customer may treat you like a dill.

    The other day I was talking to my PM's secretary. I'm talking over the counter, she's sitting down pretending to listen whilst tapping away on her phone.

    Normally I'd say something but not this time. I was getting an eyefull lol, so I just kept rambling away. So always make eye contact when listening.
