Looking at possibility of purchasing beachside Perth close to the city taking advantage of flat market. Any recomendations on suburbs that have the lifestyle factors and currently priced in favour of buyers. Traditionally only invested on the east side of the country but have been spending time around Perth and can see some solid potential with economy not far from taking another run.

Market has probably already moved in those areas.

Mining economy is now strong with people being poached with 30%+ salary rises.

The rest of the economy seems flat ish, but most buying in the good areas would have already seen a good salary uplift.

Doesn't really answer your question but gives some background info from people on the ground.

Well as you know the CBD isn't close close to the beach as it's inland but if you mean something within 15ish km from the CBD then there is lots of choices.

What sort of budget and strategy though?

Many of the higher end typical Western suburb places started moving awhile back due to upgraders moving into now "affordable" territory. I say affordable as we're still talking $1-2m. But even in those suburbs you'll still find apartments and villas that might suit an IP.

Scarborough has a huge range of budgets and probably meets a lot of the lifestyle needs for people and is beachside but around 15km to the CBD.

So many variables to consider ie price point, product, yield

Here’s a few, perhaps a tad cheaper, but you will still need deep pockets if its a house

    Doubleview.

    Mt Hawthorn
(straight run to beach, off scarborough beach road and close to city), best of both worlds sort of

Is this for a PPOR or an IP.
With that budget I’m guessing PPOR?

I if you have kids then schooling might also be a consideration

I would look at ( no particular order)
    Woodlands
    karrinyup
    Doubleview
    Churchlands
    Mt hawthorn
    North Perth
    Subiaco (brand new school coming)
    Gwelup
    Trigg

If you’re happy to go a bit further away from city then add in North Beach and Sorrento
