Just starting to scratch the surface on this one....
1 hour to Brisbane ( off peak of course )
    40 mins to Brissy airport
    380k median house price
    370pw median rent
Property further north far more $$$

Has anyone bought/researched this area for future growth?

I have little knowledge of QLD

Beachmere is a very small town east of Caboolture, located on the water. Very little infrastructure in the town itself and a long drive to get to anywhere. It attracts retirees who don't like how busy Bribie Island has become.

I work with someone who owns a rental there. She says it only ever attracts the tenants who cant afford Caboolture - and that is saying something. I would describe it as Deception Bay 40 years ago.

It's far. nothing there. Not particularly attractive Near bne coasts aren't like Sydney coasts. They only get nice when you get to caloundra or southport. Because of the islands blocking the waves so more like muddy bays

380k? Better places to invest such as Deception Bay, Rothwell, Kippa-Ring or even into Redcliffe or Margate if you want something near the water. The suburbs close to the new train line are attracting a lot of attention there at the moment.

As you stated not having much knowledge of Qld, I would suggest you engage in some serious research from this site across many threads relating to Brisbane and outlying suburbs for investment.
If Beachmere was on the property radar, people would be across it already.
Think infrastructure, employment, transport and services
    Happy hunting!
