BCC approval for adding an extra bathroom?

    Hi All,

    We have just moved into a Queenslander in inner Brisbane which needs a quite a bit of works.

    We plan to live in the house for a year and do some improvements so it will be more attractive to tenents once we move out. The house has got nice city views so we plan to raise and renovate the entire house in a few years time so we really don't want to spend too much money on renovation at the moment.

    One of the biggest issues with the house is it has got five bedrooms but only got one bathroom. The bathroom is very old but it is very big. We are thinking to partition the existing bathroom into two smaller bathrooms. My father is really handy and he offers to help us with the bathroom renovation. My question is do we need to get a city council approval before commencing the works? And once the renovation is finished, are we able to get building certification?

    Hi

    No to BCC approval.

    Possibly yes to private certifier - bonafide building approvals are great.

    A lot of people wouldn't bother with the certification and just do it. Bonafide will tell you if technically required or not.

    Hi RPI,

    Just another question. If we go ahead with the DIY renovation without the certification. When banks are doing valuation, do they value the property based on 1 bathroom or two bathrooms as we have divided the large single bathroom into two smaller bathrooms (both with vanity, toilet and shower)?

    Valuer is not paid enough to check if something has approval, so as long as workmanship is good then I would have thought it would be fine.
