I am in the process of lodging a DA for a new build boarding house. For a class 3 building a BCA Section J report is needed at construction stage....however the lady at council rang today to say I still need a Basix report or Neighbour report even though the Architect said I don't need a BAsix report as they are the same thing.

Any one had experience with this and what on earth is a "Neighbour report" and what would it had to do in relation to a basix?

Depends on council, but best to provide Basix report now.

They may want to see neighbours property on Survey for any existing trees, habitable windows, height etc.
