    shahin what is the approx cost/m2

    I was told to work on something around the $2500/m2 with basement.

    does that sound right?

    $3,500 per sqm turnkey (construction, landscaping, basement, high end finishes, demo, excavation, etc) including GST.

    Total newbie Q....How much of the $2,560,000 was borrowed?
    If someone was to carry out a similar project, would 90% LVR work or 80% is a minimum?

    Great example of maximising a the use of a site.

    Did you go for a 70% commercial lend on end value and how much cash went in vs. how much was finance?

    Finance was residential 80% of end value w/ St George.

    Cash injected was/is approximately $424,000 (this includes the NRAS licences, holding costs, etc)

    I just came back from vietnam and hopefully added a few kilos (food was amazballs) but I'm sure i will lose it again once my schedule in sydney catches up with me.

    Good work, one of the bigger parts of these projects is financing (hence you got it in the first place). I think the new bank regulations around lending is going to remove a good portion of people wanting to get into development (or investment for that matter) from the market.
