I have a very old shower base which is very dirty and bits of crack, also some water get accumulated near the shower screen. another issue the shower base is of not standard size so will have to put in a big shower base or tiles.whats the best bet to go abouts changing the shower base, shower screen and tiles on the bathroom or to go for a full reno of the bathroom as this is my first IP and want to get the tenants in as soon as possible.

Kitchens and bathrooms sell houses to home buyers. They also need to present well for prospective tenants and influences the type of tenant you attract and how quickly the property will rent. Sounds like a prime candidate for a reno.

Go full reno. As Alan said will attract better tenants.

Also it will be a nice value add to your IP if looking at equity later on. Bonus of little to no maintenance on the bathroom for quite a few years too.
