Curious to see what people think about the future of Basso 6054 in Perth. Its only 16mins from the cbd, but probably one of the cheapest (ok maybe Ashfield is cheaper) suburbs in that time radius from the CBD.

House prices aren't really moving much and rentals are in over supply.

    Any thoughts from the oracle?

I think it is a fantastic suburb (and region). It is only a matter of time until it will experience a significant growth.
Note - I am biased as I own a property in nearby Ashfield.

    Pros
    1. Close to almost everything - city, river, airport, shopping (in Basso or Galleria)
    2. Feels like a village
    3. All you need is there or nearby - cafes, shopping, parks, schools etc.
    4. Cheap compared to other suburbs of similar distance to city

    Cons
    1. Not close to beach
    2. To some people, too close to airport
    3. Mosquitos in summer in certain river front areas

I personally choose Ashfield over Basso as I see more potential for growth there. However, that whole area should experience growth in the next 5-10 years as it is very attractive to families (schools, parks, shopping, river), young couples (proximity to city), retirees (good community, parks, services, river etc.)

Just my 2 cents. looking forward to hear other opinions.

I've lived in Ashfield and some of my friends still live Bassendean, Eden Hill
    - 6054. By the river can be nice. It has a bit of peacefulness. Lots of birds, pictures borrowed from a local amateur photographer.

Totally agree. I think Ashfield has further to go, as there hasn't been as much development there as Bassendean (which is still very little). There are still so many old homes on 700sqm blocks.

There is no airport noise, but you can see some planes as they go over South Guildford.

The other con I find is that it's still a working class type area, and hence not so attractive right now. With more development, that will change, but the suburb seems a bit slow right now.

Agreed, Ashfield Flats are quite picturesque.
