QLD Bargain splitter in Everton Park ?

    Hi All,
    I saw this recent sale of a splitter block in Everton Park and thought it was a bargain given its good location - it is walking distance to Mitchelton train, Everton Park shops/eateries and Kedron Brook bikeway. The house looks post war so could be demolished.

    Griffith St is a fairly busy road, the house seems to be mostly asbestos and the block does have a bus stop directly in front (i think a developer could still split it) but this seemed very cheap to me. FYI my PPOR is a post war cottage on 809m nearby so I have been watching local sales of similar properties.

    Just wondering what others thought ?

    That does look like a bargain. Wondering if demo costs were really high for this property (asbestos?) hence the low sale price….
