    Out of curiosity, do you work in Ballarat CBD ? what sort of work you do?

    I use to live in Delacombe (very close to DTC), not a bad suburb, mainly a family with young kids.
    It took me 10-15 mins to reach Sturt Street.

    No mate, I work from home. I am in IT and got my own regular clients. I have looked many areas but somehow I always end up around Newington and Ballarat Central. Between Eyre St and Sturt. I really like that part. Cheers!

    Eureka St is quite busy. House has probably been a rental and would be again. I would think they will get that price. Would be pretty cheap to upgrade kitchen and bathroom and sell on. Very long block with dual access...possible unit development, which is very popular here.

    Also guys, I am buffled a bit. What is this brick work under pergola?? Looks like old chimney left as feature. I am trying to figure it out. I can’t think of anything else. They coud have cut it open and make charcoal bbq out of it.

    It’s an old external chimney. It would open up on the other side, most likely. May have a wood or gas heater inside it.

    That part of Ballarat is awesome but I'm not super sure on such a tiny block.
    I missed out on 215 (?) Raglan Street S at auction because I couldn't pay over $400k back in 2018.

    Thanks for comment mate. I like Raglan street. I have also seen this one 413 Drummond Street, Ballarat Central VIC 3350 | Domain
    They are asking the same amount for Raglan and this one. This house on Drummond Street is awesome, bigger block, brand new... but it’s on busy street, has got no garage and its not tucked in like Raglan and it is a bit further from the city. What do you think about this house and price?

    I’m interested in how it goes because it’s close to my own home and a similar size - it’s a poor condition version of my fully renovated PPOR, so it would provide a good gauge on what my PPOR is worth.

    I saw it this morning, it’s even worse than the photos.

    I can believe it. There are some really nice places over in that part of town, but still some shabby ones too. Give it a few years and everything will be renovated. There does tend to be more smaller miners cottages as compared to larger bungalows. I'm over in Redan, slightly larger properties and land generally.

    Position is good. but you would need about $10~$40k to renovate for able to rent out. so at end you be lookIng $450k ish?. I think depends how much yield you are after as well as out of pocket...good luck.
