    Especially properties with good land content are being snapped up within a few days of listing. Sometimes, they are gone the next day after listing. That’s what’s actually happening on the ground, not media hype.

    Was in Ballarat last month. Agents said they had a list of people to call, finance ready, and a lot was happening off books.

    All I can say it is similar to the toilet paper battles in Sydney...

    Had a drink at the Irish pub there...I was actually quite impressed with Ballarat. Lots of money there...driving around we noticed a expensive cars. And the food scene is not bad. Loved the European like Boulevard....has a statue of some person every 50 yards.

    I managed to pick up some from Aldi Sebastopol on Saturday for a friend in Melbourne.

    Which suburb did you check out? Did you go to Alfreton insigna Estate ?

    Yes...also checked the Western estates....Delacomb...etc. Slow and steady growth....rents holding up reasonably well though some estates have a lot of investors.

    I currently live here, very close to DTC. The place I'm renting at the moment owned by an investor from Melbourne. I'm paying $440 per week for a 4X2 house. Next time if you are coming over to Ballarat, please let me know we can catch up for a beer if you are keen. Did you check brown hill ?

    Will do... wow 4x2x2 near DTC...that is insane. Yes....which estate.....beejesus....that is much better rents than most of outer/middle Melbourne.

    Will look you up next time....had to get in and out. We tried to get into Carbonis for dinner but that place was packed! Had to go an Italian restaurant in the CBD...we walked from Ballarat (East) to Backey Hill and then to down town.

    Very interesting place...

    the Aldi is Sebastopol is pumping, every time I go in. So is the Woolies. The Coles a bit further down not so much.

    Anything on a large block at the top end of Sebast and along Hertford St towards Delacombe is worth snapping up imo. Not many left though

    I'm literally close to this child care. It is a very convenient location and very close to DTC which has pretty much everything I need. Google Maps
    I will be moving to Melbourne by the end of this year.

    In fact, I'm thinking to invest here. However, my priorities have changed.
    The land price is stupidly cheap in brown hill
    Land for Sale in Brown Hill, VIC 3350 - realestate.com.au

    and the rental for a 4x2 house in brown hill is around $450 mark

    Issue is the fall on the land it costs a lot build well over 320k....for a decent home...

    My land just titled and looking to start build. It would be great to know how rents are holding up in Alfredton side of Ballarat and vacancy rates..?

    It gets snapped pretty quickly. Initially, I was looking to rent in Alfredton(insigna estate) they go off-market within 2 weeks.

    What is Lucas like ?

    I found this one
    2 Bastow Lane, Lucas, Vic 3350
    Which will rent for ~$360/pw

    I have also been suggested to do a new H&L their, as the depreciation makes it positive post tax

    That's how it has been in Lucas. But no one can predict whether it will go the same way in future or not. Lots of land in surrounding areas and scarcity is not there to boost its growth.

    In comparison, I bought a period home for $235,000 in Ballarat East in the same month in 2015. I can easily sell that for $400,000+ today's market.

    What are the avg rents for a 4x2x2? I see them ranging all over from 380 to 440pw.
