    Redan is overvalued in some parts, you pay more for what is probably an equivalent area to Ballarat East, while being further from Melb

    As for which parts of Redan are best, I like the parts which are ‘extensions’ of the main north/south streets that start at Sturt St (Drummond, Windermere, Ascot, Talbot Sts etc) and the closer you are to Ballarat Central the better. The tougher parts of Redan are the parts nearer to Delacombe, and the Campbells Cres/Yarrowee Parade district. There is also a houso multiplex right at the end of Ascot St, where it meets Bell St, so avoid anything super close to there.

    when I first started researching ballarat i heard a lot of people talk about being on the better melbourne side, but that aspect is a little overhyped
    many people prefer to live in Redan over East all things being equal,

    and yes redan was one of the first areas to start rising quicker years ago before the ballarat boom

    I missed out on a 4000sqm block in redan for $235k!

    kicking myself! the house was barely standing though!

    Today’s trip to Rat was a real eye opener. Wandered around to a few open houses covering all the suburbs that you guys have mentioned. Rat is really rocking, heaps of people turning up to open houses, bit envious we didn’t look 12 months. Time to get ourselves into gear and get things rolling. Once again many thanks for those that have shared their thoughts.

    This is very good thread. Thank you everyone who is sharing all this valuable information.

    Wondering if anyone is going through with sub division in any parts Ballarat?

    How is your experience like doing a sub division?

    Which suburb is more equipped and do-able for sub division?

    I am looking to purchase an IP in Ballarat and hoping to do sub division down the track and sell land later on.

    Obviously I will be checking everything with an architect or surveyor before I make an offer but keen to hear yours thoughts ?

    I was looking at this one below today online and wondering if you guys recommend something like this ?

    This is an example of the worst house in the worst area, although the land content is ok.

    Hi Ko Ko,
    I have been reading that Ballarat spurt is primarily due to the employment on wind farms right now and hence, need for property is not permanent. Is it true? Any opinion on this.

    The current boom in Ballarat happens not because of one particular industry or one particular employer. It is a combination of state government investments, infrastructure spendings, population growth, economy growth, job opportunities, etc.

    I initially thought the boom would stop mid this year, but am still surprised to see these recent results in well-located areas:
    8 Stawell Street South, Ballarat East, Vic 3350
    223 Lyons Street North, Ballarat Central, Vic 3350
    129 Victoria Street, Ballarat East, Vic 3350

    But deals can still be found if one looks closer in ok areas like Wendouree, better part of Sebas and even in a better area like Ballarat East, Black Hill. Good things come to those who search. :)

    When you see people spending almost a $1m bucks on a period home in a suburb like ballarat, its a sign of good times!

    Still doing research on the different suburbs of Ballarat, there’s not a of chatter on Canadian. Little too far out from central Ballarat? Cheers

    It’s much more land limited than Lucas and the new parts of Alfredton. It’s also more convenient to get to both the Ballarat CBD and Melbourne.

    I have been looking to rent a place and been going to inspections, I must say the rental market is definitely hot especially in Alfredton. I quite like Alfredton, insigna estate. There are at least 10 people attend to inspect the property, good quality homes don't las long.

    I live in Canadian and it takes me 6 min to drive to work in the CBD.
