    How possible is it to sell land soon after titling?

    Bought some land a few years ago after paying 5% deposit. Land values have since gone up 150plus. The contract states that I have to request for some permission to sell the land from the developer unless I build on the land. The contract allows me to nominate someone as well.

    Question - what is your experience with requesting permission to sell after the land has titled and settled?

    Are there any instances where the developer will deny me permission to sell though the land will be under my name?

    Does this leave me with only one option of building?

    Check with your solicitor or conveyancer. The COS should stipulate whether Nominee sale is permitted or not. I would suggest build a house (if you could) rent it out and put up for sale. You are likley to get higher profit. Theland prices have gone up crazily in Ballarat.

    My block of land if 448 sqaure meter I bought in March 21 for $192k would value at least $260 now. Comperative sale volume speaks for itself. Titling August this year.
