Yep pretty normal. I get 6.6 with 3 rental property's managed by the one agency. It's not about the rate, it's about getting a good agent. I picked mine after self managing went pair shaped and they fronted up to vcat for me to evict shazzer and dazzer. That was their real names.
It's not the agency it's the agent. I followed them thru a couple of agency's over the years. They have since retired and their replacement hasn't been too bad. The agency rhymes with shocking stupid.
I'd suggest not trying to negotiate their fee. Better finding out how they operate, ask for customer testimonials etc. better off renegotiating the re sign existing tenant fee. And maybe the statement fee etc.
I wouldnt use this agency to be honest, Im taking them to court shortly due to sheer incompetence, and this is after I tried to make some sense via the director
