    It's actually quite an experience to go on SPI. Phil's a really knowledgeable host to talk to! That was actually one of my challenges I set myself earlier this year - to get onto SPI and face the great Phil Terrant. Glad I've done it and it's now out there, hopefully can help other investors on their property investment journey.

    you're in a great spot given you've run the numbers and will still be positive should interest rates rise 2%.

    Which would you say are top yield performers in your portfolio?

    Hmmm no won't be in the positive with another 2% interest rate rise unless most of my portfolios are in regional areas with yield around 10% or more!

    I did mention though I've done forecasting that we can still hold the whole portfolio should interest rate goes up to about 7%. That's my sleep factor at night (this assessment is done everytime I look at acquiring another new IP). Of course if it looks like going to that point I'll be like all the other forumites looking to fix the rate as well :)

    Great stuff @David Shih. Always enjoy reading good stories of younger people that put in the hard work in order to reach their financial freedom! Really getting sick of reading things from whiners and whingers.

    Good to also hear that you like listening to podcasts too. I use the time on my way to work to listen to podcasts and also audio books to increase my knowledge in areas I am unfamiliar with but even with the ones I am because as they say repetition is the mother of all skills!

    Thanks @jins13, really appreciate your kind words :)

    Yeah I listen to all sorts of Podcasts but I actually find I like to revert back to the good old classics from time to time too. The likes of Rich Dad, Poor Dad, Slight Edge, 7 habits of highly effective people...these really embed an enormous wealth of knowledge to succeed and I needed to listen to it enough times for it to sink in so I can apply them! Also I tend to find I pick up new things everytime I listen to it...I'm sure you'll agree it's an amazing feeling :)

    All good titles except l have a pet hate of "Rich dad, poor dad" as l feel he is a con artist and doesn't do what he preach for himself in the book.

    Oh OK, haven't been to any of his seminars/workshops in person so can't really comment on whether he's a con artist or not...did you attend to find out?

    Certainly for me the "Rich Dad, Poor Dad" audio book is pretty good for some foundation knowledge though :)
