VIC Audit The Owners Corporation? Manager's Previous Strata Company Went Into Solvency

    The complex is quite large and has multiple facilities. The Owners Corporation sub-contracts all the on-site management and maintenance to another company that handles all the concierge, security and maintenance work.

    The person in charge of addressing maintenance issues is known as the "the facilities manager" and he does a very poor job getting things fixed. The owners corp committee all agree he needs to be replaced and is not properly tending to serious concerns like cracking in the building. It is believe he isn't hiring suitable contractors to investigate serious maintenance issues. There's hundreds of thousands of dollars in the maintenance fund to hire good quality contractors and pay for all necessary repairs. It is possible the contractors he hires a personal associates of his.

    The owners corp manager says there isn't much that can be done because as part of the contract the the facilities manager is responsible for tending to maintenance concerns and the owners corp committee cannot nominate their own contractors.

    It is also known that the owners corporate manager previously owned a strata company that went into insolvency. I'm not sure if this is a concern or not? The Owners Corp committee are concerned the Owners Corp manager isn't doing enough to address the facility manager's incompetence.

    What can be done to investigate whether the current management of the building is doing an honest job?

    Call Lynda Kypriadakis at Diverse FMX on 1300348369 and ask for quotes for your Body Corporate to consider for the following:
    1. Quote for WHS Compliance Management Plan
    2. Quote for Caretaker Performance Review
    3. Quote for a copy of the ABMA code
    These tools can be used to assist with performance reviews and the ABMA code serves as the impartial objective standard, and then if further assistance is required to reach agreement between the parties, they could approach the service of the ABMA’s EDPS.

    Some" facility managers" are just employees for the company that won the contract, in some cases its the cheapest one .
    They use their own contractors or set companies and you cannot really go outside who they sub-contract out the work to.
    It all comes down to a cost.
    Programmed are a good example, but their are others.

    That sounds like the case here. Owners on the committee are pulling their hair out because the facility manager sent terrible contractors to inspect cracks in the building. As much as they want to nominate the contractor they don’t seem to have that right.

    There are other ongoing issues with the building that have been improperly addressed for years.

    It sounds like buyers should avoid purchasing to live in one of these buildings?
