    then it comes down to practical approach.. does vendor/agent waste his/her time on litigation or get on with a normal day to day life and attempt to sell property?

    Successful bidder isn't identified with first or last name.

    That is up to the vendor to decide.

    If the bidder isn't identified them it will be difficult to chase them.

    No one bothered to get a rego number?

    Here in Qld registration of bidders coupled with agents right to sign on the bidder's behalf ties things up. If you find yourself in the position of being the unlucky highest bidder all you can do is try to dispute the bid and put the agent on notice that you will hold them responsible if they sign as you can say it is without your authority- may not get you far.

    If I want to vary the 30 days settlement or 10% deposit I write my terms on the registration sheet: ie " 90 day settlement" and bring it to the agent's attention when returning the card that I am bidding on this basis. They can refuse to accept my offers if they wish but that's a bad look for them I suppose.
