    well I generally assume it's at least 10% above the guide. So a 1.3m guide to me is about 1.5m. How'd I go?

    10% is $1.49m
    20% is $1.62m

    Neither are correct though.

    I’ll allow a few more guesses then I’ll reveal.

    It really is a great property. Probably the best built property I’ve been interested in in Australia.

    Attended auction for the above property, decent crowd and weather good but only 4 bidders starting @$1.3m 1st bid and sold for I think $1.6

    Wow!! That’s crazy... I live around the corner and it really is a great spot.. but those prices are getting out of control. Best of luck with the hunt and fingers crossed.

    Delange is one of the best streets in Putney though. You pay a premium for it even compared to Charles St which is slightly busier & without the mean hill at the south end like Dyson St.

    I’d agree, I think it’s the best street in that whole Putney/ Gladesville area. It was a great property for small family or downsizers.

    I recently had a client look at a property in Pellisier Rd (opposite the water) but didn't tick enough boxes for them.
