    I work on estimates per dwelling type and location then add a DD clause in the contract of sale if conditions permit and go and see my building broker who is also a builder (who has an in-house surveyor) and he puts it out for tender after the preliminary drawings are signed off.

    It is a little tricky though as it isn't a "one size fits all" approach as each site is different and depends on what you are trying to achieve with the available space.

    it is in the course I'm doing and we aren't up to that module yet

    It is the cert iv that I'm doing. I'm just not up to estimating or produce labour and material schedules yet. I was just putting a question out there to see what people use.

    Definitely excel.

    However, I wouldn't recommend undertaking pricing developments based on a Cert IV with an estimating module. Try and gain some practical experience with a builder.
