...as opposed to your friend getting the ar5e? Great deal for you, I guess; unless they wanted the back lot? Dont know why you'd bother trying for a side-by-side then?

There are other factors at play around security, ages of children etc that make side by side best but a rear lot also suits her but it is a compromise. Best case is side by side so that is why we are going for that.

We should start a pool: will @Westminster get her 4cm minimum frontage variation approved by WAPC?

    I vote yes.

I vote it going to the SPC like and and all variations and therefore no-mans-land and them asking for another 30 days.

Sorry....bit jaded with the WAPC at the minute.

I don't recall any provisions in DC 2.2 to vary the minimum frontage requirement, so technically I guess it should go to SPC. It's been a while since I trolled through the minutes so I am not sure if they are still sending minor variations to SPC.

Hmm I will be watching it closely too. I have got a feeling it will be a No.

Variations are allowed for concessional product like Over55s and SBD's, but a straight up subdivision I can't see it.

I am sure I have read minutes where minor variations were supported. Maybe in Kalamunda or Melville? It has been ages since I have read SPC minutes so it's all a bit hazy.

you have to demonstrate the need to subdivide that way.

otherwise 4cm turns into 1m turns into any frontage.

if it can be done battleaxe, then the question is raised if one is compliant and one isn't, why should the non-compliant method be approved?

maybe established subdivision patterns are evident - i dunno. SPC are a funny bunch.

    @Perthguy wins :)

We got our approval today at day 94 and didn't go to SPC.

    9.96m side by side FTW!!!!

It's a nicer streetscape outcome this way.

That's great news! So no SPC. Did you have LGA support?

    Sighs of relief all round.

They wouldn't tell us if we had LGA support - they are a secretive bunch :p The LGA response was the fastest I've ever seen though - they responded within 10 days of the WAPC request.

A little bit funny is that the LGA has put in an Advice notice that there is a Jacaranda tree of some significance in the rear garden and they would like it preserved.

Maybe they shouldn't have approved it's removal in our demolition that was done 2mths ago #toolatenow .

I am all for keeping trees but the tree wasn't healthy or an attractive shape. This site was a trashed houso site and the 2 trees in the rear were seriously hacked and bug infested. I looked at keeping an old lemon tree on my side but it was riddled with pests and disease.
