    It's finished??? I like the black and white tones. Any more pics of the inside?
    I guess 2 weeks until completion turned into 2mths - but the rising market probably hasn't hurt that.

    Yes, the figures have completely changed in our favour.

    I will post the figures on closing/settlement.

    This reno has taken longer than anticipated as we had to find a new crew. Fun and games in Atlanta, but the boom is working for us, we lost time, but captured the growth.

    I guess it's like building in most booms - keeping trades is really hard as they are stolen by someone offering more money. Really hard to get those regular teams and build those trusting relationships

    Yes, there is this element and we must make sure we have ongoing projects, also have to make sure the contractors are good at what they do, you just have to take a leap of faith sometimes.

    We are still learning the ropes in US, but we managed to purchase 18 properties last year.

    Its been just over 12 months investing in USA and we are now also buying commercial properties this is significantly boosting our cash flow, though its very difficult to source the good deals.

    We sacked the builder half way through this project and had to basically subcontract the project, this was painful exercise, massive learning curve.
    This also meant we had to be more hands on. It also blew out the time frame

    Project Numbers:

    Buy; $110,000
    Rehab ; $77,820
    Misc ; $5,000
    Sell cost; $7,000

    Total cost ; $199,820


    SOLD: $320,000


    Profit: $120,180 (37% profit)
