    Great result. Did you use an interior designer to decide on exterior and interior colours?

    Not interior designer but we have someone on board who has assisted with this process.

    Very happy with the result and building team we are using.

    Products we have been using for our rehabs/renos in US is what this market dictates. Have to change mindset not what we would necessarily use in Australia

    Property valuations also important, same as in Australia.

    I really like it. I'm a sucker for a weatherboard house with wood floors.

    Question that I've been wondering about from watching flipper shows that you can probably answer as you have the same set up. 80%++ I see the microwave put above the oven like you have. I understand this is the expected norm. My question is, does that mean that there is no exhaust fan or range hood? Or there is but it's hidden behind microwave?!?! Or umm there's another solution

    The two houses I lived in when I lived the US had a range hood behind or in the microwave housing which then ventilated to outside or recirculated into room via a grill above microwave

    What about the actual costs? Did you spend everything exactly as budgeted?

    We have not gone over budget, other than additional selling costs due to higher sales price, which the buyer has covered.

    Minor costs water, electricity while renovating/rehabbing will come out of contingency.

    Overall we have been pleased with the quality and outcome.

    Will have others shortly.

    We are also now moving into larger projects/developments and will post a recent purchase at auction.

    not completely happy with the kitchen set up but this is typical US set up.

    @Be Developer Do you find the US to be behind AU in terms of design/style? All of the kitchens and bathrooms you see on the US property shows all seem to look really dated, their cabinetry, bench tops, bathroom design seem so different to what we have going on here in AU. Did you notice this or is it just me? Also, I have always wondered, why do they seem to not fence off their backyards? The reno looks great though.
    Oh and what is the little spout thing you always see on the wall in the bottom of their showers?

    Yes, but it also comes down price point as well.
    They have different taste/style to Australia. Also the bigger the better, huge in US

    However, I must say since developing in various States in Australia facades, colour schemes can vary greatly and it has taken me some time to adapt to this, I make choices to meet market demand, keep emotion out of it.

    Over there do you need the equivalent of Registered Builder license type thing? Must be hard with all the differences between their code and ours, and the materials used. We watch that Holmes on Homes show, and US seem way ahead in the way of construction products and applications, but we wouldn't have a clue what to do with them. Even the stuff they use for tile underlay and waterproofing is really extreme!

    Yes must be licensed. Also have inspectors that view the properties randomly to ensure you are complying, it a totally different beast in US.
    We also have inspections that sign off on each stage of the rehab/reno

    This is Bunnings on steroids. Could spend days here

    Is it a spout or something that looks like a weird soap dish?
    I've seen quite a few niches, seats and mouldings in USA renovations which are to help women (and male cyclists :p) shave their legs - go figure.
