Arrears - when to query managing agent?

    Had an IP with good tenants for a year now. Always paid their rent on time. It’s 3 days late now and hasn’t turned up.

    When should I ask the managing agent about it?

    Was a problem at the agents end (computer system) - tenants had paid.
