    Very interesting.

    I rented for decades and was always very concerned about the break lease penalties. It sounds like I needn't have worried!

    In SA it doesn't need to be a clause. It's a known fact that if you break lease you're paying penalties and there's a formula to work out how much.

    Generally speaking without a definite break clause, you are liable for the remainder of the lease.

    This is absolutely not true. The Act determines the costs - usually "reasonable" costs and that can be argued in front of a magistrate.
