    Hey Guys,

    I have followed all your amazing conversations for some time and really appreciate all the info you guys share. I am now ready to go with a pre approval for $440k and have been pretty set on purchasing an IP in QLD however flood zones scare me a lot. We already have an IP in Ipswich so want to look somewhere else but have an absolute max budget of $440k.

    It appears that anything in the south towards Logan has already had big growth so probably too late for that market?

    Any advice would be greatly appreciated.

    What about older house, good land size - central Gold Coast - Nerang, Highland Park?
