Are there any downsides to having the property manager take care of all my bills?

    I hate paying bills, pms doing it is much nicer.
    Being summarised on end of year statement is nice too.

    Once you get more than 5 properties it starts to eat into youre time.

    The council can keep your address and if the PM forgets then they send you the final notice direct. It happened once with a new pm but no big deal.

    Our PMs pay water service (usage goes to tenants) and council rates as these will always be issued by one party, there's no possibility to shop around for these services. I pay other things like landlords insurance where I shop around annually.

    It probably wont be applicable to anyone here but some agents insist on having the bills sent directly to them as they think it makes it less likely that an owner will take their business elsewhere.
