We are looking at a couple of bathroom renovations for our primary residence, period home, we want to ditch the bath. So in effect we would have to 2 bathrooms, but no baths. Minimalistic is the look we are going for.

Our property is around 3 km from the city and there is a mix of buyers not exclusive to families.

Do you think it could impact on resale? We are not selling, but I don't want to cut my nose despite my face.

    MTR:)

Yes, it could impact resale for some of the following groups who may be potential buyers.

    1. Asians
    2. Brits
    3. Young families

Well if its your primary then do what you want to do.
If the bathtub annoys you - work out what that annoyance is worth. :)

Need to know who target market is.

Single professional guy probably doesn't need a bath. Family with young kids definitely need one.
I think you mean to spite, not despite :p

In my family and friends circle (asian) the bathtub is used for the following:
    - Dirty clothes
    - Random bathroom stuff gets chucked in it (eg mops, buckets)

I can't remember the last time it was actually used as it meant to be used - hold water and sink in there.

Two young kids - this is what I use
(Yes I have a tub - but this uses so much less water and I can get it up to their shoulders so they stay warm) :)

Ours was bought as a period / character home with no bath, we're going to add one.

Yes. The bath wouldn't be the deal breaker for me.
But this is probably the wrong forum to ask because most us here look at things as a fixer upper :)

I love having a bath but hate cleaning it. DS is the only one that uses it regularly. He is old enough now to shower but hates it.

I think it would be OK (to have no bath) so long as there would be space to add a bath if that's what the purchaser wanted to do. Maybe you could provide one of @neK 's buckets as a free chattel of sale :p:p

I think it is a deal breaker for many people. Why would you deliberately limit the pool of potential buyers?

We've even had renters refuse to rent due to no bath.

If it has 2 bathroom I'd expect one to have a bath (in case I want to use them), but depends on your target market really.

Me personally, I'd never live in a place without a bath. I prefer them over showers. I'm even disappointed when hotel rooms have no bath.

I personally wouldn’t use a bath so I wouldn’t care, but I understand they are desirable for families.

I strongly dislike showers over bathtubs so if that’s the only option I’d rather just have a shower.

It's a bit of a six of one, half a dozen of the other. If you have to choose between two bathrooms or a bath, I'd probably pick two bathrooms from a value perspective AND because that's what you want.
