Architect cost for extension

    I would like to extend my existing house with the following scope of job:
    • Alteration and addition to existing single storey dwelling
    • Addition to include 5 bedrooms, 3 bathroom, laundry and open living area.
    I already got a private certifier for $2200 inc. GST.

    After talking with an architect today, I was provided with the following quote:

    1. Preliminary design, internal measurement of existing house - $2800+gst
    2. CDC drawings based on the approved preliminary design - $1500+Gst
    3. BASIX Certificate - $350+Gst
    4. Structure & Stormwater design – conducted by collaborated engineer $1800+gst
    5. CDC Coordination- $500+Gst
    Overall is $6,950+GSt.

    What do you think about this quote?

    An Architect? Are you sure?

    That's an extremely good price if it's an architect.

    Seems about right for a drafter, you won't get any project management or insurance for that price.

    Some architects can design things you cant buy at Bunnings. eg flash timbers and round windows or a stone tile that comes from Antartica. Or LVL beams that are 100mm longer than one's they sell off the shelf. Take care they spec things you can afford. and dont need to be grown in a Norwegian forest from a sapling and harvested at midnight and kiln dried by an elf. eg Grand Designs.

    Similar work cost us between $13k and $16k all up.

    I got quote from the following company

    It looks like an architect company.

    I also got another self-employed architect charging me $3600 for preliminary and then another $3600 for CDC stage.

    The scope of jobs for that quote are in my original post.
    There is no project management or insurance.

    I’d bite their hand off if they come recommended. I found this searching the forums as I’m looking for the same.
