Apsley, Brisbane....yay or nay??

    Hello all

    After some words from the wise.
    • What you think about apsley?
    • 13kms from brissy cbd
    • townhouse
    • new 3-3-2
    • Low BC at $1000/year
    • No developments in surburb in 15yrs
    We are looking for next IP. Strategy is capital growth, IPs in capital cities, blue chip properties. ~$500k to spend.

    Have recently secured free standing, single storey home in cleveland but like this one as its closer to cbd, new and not a unit.

    Aspley I assume? Very strong growth in these suburbs not too far from the CBD. Places in nearby Chermside are being sold within the first week of being listed. Great buying considering it's relatively easy access to the city, three years from now you'll be glad you bought.

    With regards to OTP - what is the product ie apartments, townhouses, units? how many in the block? size etc...not everything is equal

    Currently there is an oversupply of apartments in most Capital cities around Australia.

    Aspley's not too bad, not that far out.
    Townhouse is not necessarily bad, but would be checking the current demand.
    BC is pretty low I guess.
    Would prefer a house, sure it's not that far off the same price.

    Aspley is good. Westfield Chermside reno is going to make it the biggest and newest mall in seq. I would look for a house there though. I reckon you could get something for 500k

    I know the Aspley area well. Houses are selling quickly at good prices but not sure about townhouses as there aren't many in the suburb. It would have been good to have less than 21 in complex but still shouldn't be too bad. Can you give me address of complex?

    I bought a TH up in Brisbane. The word i was hearing was that the oversupply of units would have a postive effect on TH prices. I think the logic is that people who are fearing unit CG and vacancy problems are now looking at THs as the next affordable step up with none of the oversupply problems facing units.

    Never mind SEQ- Will be the biggest and newest in the whole of QL. Already is the biggest with all the major department stores. I hope the fast fashion brands arrive with the new development, H&M, TopShop, Zara etc. These are all that is missing really.

    Last 2 times i've been to Chermside I haven't been able to find a park, got angry and gone to Toombul :(

    Yeah a lot of people saying that. Will be sorted once the upgrades are done but at the moment is very hard to find a park

    Its 8-10 wynford street.

    I did notice that the back of the block is flood prone according to flood maps but not sure if thats based on floods from 2011 that were especially bad due to the dam release. Do i worry about this as a future risk?

    Also noticed that it backs on to gympie road which is 6 lanes....assuming this is a very busy, noisy road??? Not a local

    Gympie Road is the main road on Brisbane north side. Also that location is a bit in "no mans land". It's outside main Aspley hub, and not close to Chermside either. Everywhere is going to be a car trip. As for public transport, it may be on the bus, but not anywhere near the train.

    I would be looking elsewhere.

    As an afterthought, I don't recall that location being flood prone.
