April End of Month - How Many Tenants are in Default or Reduced Rent?

    3 tenants have paid in full. One just asked for a 25% reduction for 3 months (due to loosing income from Covid)- which I have accepted, but negotiated 2 months as restrictions are easing. Reduction will not be on the system as I don’t want it affecting insurance claims. At the end of the lease, I’ll wipe the debt if everything is smooth sailing. These tenants are not permanent residents, so they don’t qualify for any of the government rebates. They were very appreciative.

    Only one tenant is behind in arrears but will pay in a few days. One tenant has requested a 25% rental reduction for next 3 months - the property is located in The Rocks in the city, which has a large number of vacancies. Remaining properties are fine.

    BAU for me, all tenants paying rent on time. I have one who's low income and paying weekly as that suits them, all fine here.

    Managed to convert my airbnb to long term late March.

    All tenants are good at the moment.

    None for me so far.

    One properties lease is up and we had agreed on a rent increase before all this so will wait and see on that now....

    No $360 per week NW Melbourne.
    They have always been tardy paying rent and I was concerned they would become a big headache with the new tenancy laws. Notice to vacate was issued prior to covid announcement. Hoping they will allow the application. They paid drubs and drabs after that but once Scomo made the announcement they've gone silent. PM has asked them if they have been affected by covid and sent them all of the info regarding financial support etc but no reply. Just free loading now. VCAT hearing later this month.

    Yes even if eviction is not allowed I'm ticking boxes for the landlord insurance.

    I hate freeloaders. That sounds like an awfully long time to wait for VCAT.
