First home buyer here with some questions! 1. What does it mean if the government is selling an apartment instead of a private vendor? 2. If an apartment is 50m or 150 m away from a train line, what problems could there be aside from noise? Is it bad for the building foundations? How much would double glazing help to reduce the sound? 3. Is there a problem with having a hot water unit inside an apartment, aside from reducing space?
1. The government may have bought it at some stage due to proposed development works, and subsequently the project has been scrapped. This was the case with one of our apartments which was going to have the East-West link go over the top of it - the government bought it off us at the bank valuation price at the time and all costs paid, including stamp duty for the next purchase up to the same value. 2. Noise is the only issue I know of. Railway ballast technology is fairly advanced, as is continuous weld rails. 3. Most of our apartments have had the HW unit in the kitchen cupboard. No difference IMHO, who cares about the vendor. You know that the sale is not due to death, divorce or other mitigating circumstances. Spend a few nights in pub accommodation beside a railway line. If it bothers you then think about noise mitigation strategies. Internal HWS - provided it's on a safe tray if it overflows, no issue. Otherwise you will need to install it on common property.
This may well be through the public trustee--so very straight foward to purchase depending on how long it's been listed ..The HWS set up is very common ..But 50 mts from the train-line once you allow for everything unless you like watching people in trains from your windows would be a worry.. Just ask yourself one question could you live there yourself?..
