    Thanks @Shazz@. We originally planed to deck it, but the cost Vs value created didn't make sense.

    What we plan to do is we're getting a company in once garden is done to use a deep pressure cleaner, then a chemical to bring back the tiles color and then re- grout the entire area so no more black lines. It will look almost new for a fraction of the cost. Plus, once the potted plants are placed in the courtyard, with the 8 seater bench table, outdoor bbq 3m kitchen, and woodfire pizza oven ....it should look fine..:)

    Many of my tradies come with a microwave, kettle and/or toastie maker. They eat a good hot meal for lunch to keep up the energy.

    Fire place cladding with 12mm porcelain stone. The company cracked the first lot...so had to do it again. Would have cost them a bit. There is bench with stone that connects along that wall to the other TV unit wall.

    I have some but I'm waiting for my interior designer to send the rest of the pics. Her pics taken are much clearer than mine. I only have dining and living room pics so far so I thought I'll wait to get the rest back and post.

    Update:

    Ok so waiting too long on the pics from interior designer (she actually doesn't need to give them to me it's more for her use but she said she'll pass them on when done) so I'll just post the pics I have of living and dining and take my own pics this week of kitchen, bathrooms and garden and post those. I think overall we accomplished what we set out to do so pretty happy about that. All styling/furniture in photos is my own so we didn't need to stage anything. Plan is to sell after a period of time but we may end up keeping this one in our portfolio long term.

    Well done. Been waiting for these. Looking forward to the garden pics as well.

    If you keep it in your portfolio, can I ask if you'll live or rent? How much if would something like this rent?

    I suspect you would have added value and increase the rental yield from before reno as well

    Currently we are looking to buy an older home in the area to either renovate and move in or KDR then move in. We'll stay at this current place in the mean time because come selling time (if we decide to sell) it's pretty advantageous.

    Had 2 agents in and both came back with similar price ranges in current market which is still adding 4 to 600k uplift after reno. However it's not just the reno imho, it's also buying really well so both factors combined made this a great outcome. When I look at comparables in current market, the agents are on the money. But in the end we may just keep it. One agent had an executive family in the area looking to build a home and wanted a rental like this and willing to pay a nice premium because similar stock fully furnished doesn't really come up easily. Agent says there are many like them in the area and surrounds who will do 6-12 months rental for premium rents. We can't rent it out now but the agent opened our eyes to that future possiblity so we'll decide later.


    I'll get some bathrooms and garden pics up in the next week or so. Garden is just starting to come to life now as spring is here

    The living.dining is great, very fresh and light and functional with the built in cabinetry. What did you do for air con with the room? God that yellowy old split system was vomit worthy :)

    I can't wait to see the bathrooms

    Thanks Myf. Yes that aircon was so gross and the smell was even worse haha

    we’re getting ducted planned to go in next week.I’ll take some bathrooms and garden pics as soon as I get a chance .
