    Update: Garden reno plan. We decided to leave out the plunge pool after getting back final costs, it just wasn't worth it.

    Quick update:

    Lighting plan done, see below. Looks like I'm trying to light up a stadium haha...I'll be reducing some lighting. Too much me thinks.

    Demo starting next week. Rain has caused some delays.

    Omg we had a few close calls dropping this and smashing some boys. It's 175kg pizza oven. We had at one point 9 guys on it...

    Need to lift it over a 1.2m wall.....and no machinery on the other side....these men are champs. Lunch on me for all.

    Good sized garden apartment, I live and own a large garden apartment with my backyard being sandstone tiling, high maintenance. I look forward to watching the progress of your renovation.

    Hey Sackie, looks like a great project! Following this thread to see how it unfolds :)

    As a quick intro, as its my first post here, I've been lurking on these forums over the last month, but I haven't been able to participate in the Syd Q1/Q2 discussions yet due to my account age, but thanks for setting up those threads - been following with interest.

    I had a Q that is related to budgeting for an east suburbs apartment reno (ppor) (~125sqm art deco apartment, no garden for context). I'm trying to figure out what an appropriate budget would be, and you have experience in this area. If I mention to anyone the idea of spending $200k+ on an apartment renovation who isn't from the area, I get a look like this --> o_O, but it seems to be the reality if you want a higher-end finished product.

    Interested to get your opinion on an approx. breakdown of a typical budget that you'd expect to see in the East, assuming that you aren't doing any labour yourself e.g. kitchen, bathroom, flooring, painting, cabinetry (outside of kitchen) etc if you don't mind sharing !

    Hi @eup ,

    It depends what you mean by higher end finishes. I'm assuming this is for a ppor or its in a higher end suburb where a cheap reno would totally kill the asset value. If you're doing a complete gut and reno, all miele or above integrated appliances, 40mm luxury range stone in a few places, expensive tiles and finishes in bathrooms, ducting, fire place installation, expensive flooring, new doors, skirting etc..then yes, 200k is about right. Depends how many bathrooms too, 1 or 2. Size of kitchen also matters. Access to appartment can also make a difference. The harder the access to bring materials in and dispose of rubbish, the bigger the cost for that component. Also floor levels can be costly. Many places have shockingly uneven levels so if you plan to put hard flooring the floor needs to be level. If it's not, the builder will need go level the floor and that can add a few thousand, depending how much levelling is needed. Also any engineering and moving walls, services etc can add more money. Plus the strata costs for by-law set up is a few thousand.

    But 200k for total reno with a fair priced builder for say 3 bedrooms, 2 bathrooms, medium size kitchen is about right give or take.

    Hi @Tofubiscuit , I think the landscape design was about $2100. The lighting plan was $120 I think, though I've reduced a few lights now.

    Update:

    Reno is going well and mostly on schedule. Tilling complete. Bathrooms plumbed in. Waiting for vanities and glass. Will post some pics when it's complete.

    Flooring mostly done. Electrical mostly complete. Will post a few pics of reno when it's complete.

    Garden renovation starting in a week. Some plans for the BBQ. 20mm arcadia stone with 2 waterfalls. Empire oak woodmatt doors finish, same as color below.

    Do you need to put in a rangehood for your outdoor bbq?

    I'm pretty sure that BBQ is rebadged under a few brand names so hunt around and you might find it cheaper or the same price but with a more fancier brand name :)
