    im considering the option of purchasing a block of land and trucking in a removal home. for anyone that has no idea what i'm talking about, it's one of those houses that gets cut in half and gets moved on the back of a truck before getting re assembled somewhere else.

    the aim would be to end up with a house and land that cost less than purchasing a existing home. thus ending up with some instant equity.

    is there anyone that can share some experience with this. what to look out for.. are there any hidden costs. did you experience turn out to be profitable...

    Search transportable homes.

    Finance can be an issue.

    First approach should be to find out local council requirements. Some require a hefty bond to ensure the property is completed to meet building code.

    I’ve done it 3 times ... but not in Australia.
    Bond is an issue, and finance is harder than a vanilla build. You may need deep pockets up front & be willing to pay a premium for finance.

    i presume this premium would only be through the build phase.. until you can finance it as a finished house..

    You mean one that actually was a normal house, gets cut and moved? installed as a permanent house?

    They are more appealing to banks than transportables which aren't permanent/fixed and very hard to loan against.

    It's more common in queensland but it does happen in other states.

    The unfortunate thing I've found is googling is fraught with house removalists as the words mean the same thing.

    Check gumtree for houses that people want moved instead of demolished.

    Also check the title and planning controls of the target land/property. Sometimes, and in some locations, these prevent what you are wanting to do

    Done it lots in Brisbane. Easy to do and works well. Can't tell afterwards. But need to pay cash for house. Have done with free houses and cheaply negotiated houses and then paid someone like Affordable Restumping to move it, works much cheaper than if you buy from a yard.

    Hi, I am looking to do first one in Victoria (still looking for land).
    Can you recommend good house movers down there. Thinking Gippsland area or further towards outer Melbourne. But open to other areas. Thanks.
